Winco was retained to find a new headquarters facility for this client. We negotiated a build-to-suit lease on behalf of Tri-Rentals for this new 72,000 square foot building. Subsequently, we negotiated a downsizing on behalf of the client based on its then current needs. Winco continued to advise the company until it was sold in 2004.

Bernards served as the General Contractor for the construction of the Saperstein Middle School which is located in the Mulholland Scenic Corridor. There are few places in Southern California which are more difficult to develop. There were a large number of active and powerful neighbors, governing agencies, and authorities to satisfy for the project to proceed. Predictably, such various interests were often in conflict. WINCO (specifically Richard Shapiro) served as the Owner’s Representative and successfully navigated the project through a very difficult and complicated entitlement/permitting process. During construction, Richard’s infectious “can-do” approach resulted in rapid decisions which responsibly overcame the numerous challenges that arose on the project. Without question, the project’s successful completion is due in large part to Richard’s stewardship.
